Capitalizing on a strong market trend can create tailwinds for a real estate developer. Here is the strategy that worked for us in developing a $2.4 million treehouse resort:

  1. Invite an investor to purchase the land and receive direct ownership of a number of units proportionate to their investment. In our case, the overall project cost was $2.4 million, with $800,000 allocated to the land. The investor who purchased the land obtained a 33% equity stake in the project, which entitled them to 12 out of the 36 units to be constructed.
  2. Presell the remaining units at a crowdfunding website, with a pricing margin that covers both construction costs and the land expenses.
